With over 25% interest per year, Indemo surpasses everything that has been available on the P2P lending market to date! But how are such incredible returns possible, who is behind the platform and how secure is your money?

I have been working at Indemo for over a year now and can provide you with answers and insights!

In brief:

  • Indemo is a peer-to-peer platform that allows you to invest in real estate lendings in Spain.
  • These are non-performing lendings that Indemo buys at a discount and collects the repayments.

My Indemo review: What do you need to know about the new platform?

Demand for P2P lending has experienced tremendous growth in recent months. New offers are constantly being added, giving investors a huge range of options today:

  • Loanch, Income Marketplace and Ventus Energy are young platforms offering high interest rates. They have only recently entered the market but are already enjoying great success.
  • Other providers have been available for several years. Debitum Investments and Monefit have been offering investors attractive returns for a long time.
  • The biggest players already have over 10 years of experience and hundreds of thousands of investors! These are Mintos and Bondora.

They all work according to the same basic principle: you make your money available to borrowers and are rewarded with high interest rates in return. In my review, only one platform takes a truly different approach: Indemo!

The name is a combination of ‘investment’ and ‘democracy’ and represents an important concern of the founder: everyone should have access to lucrative bond trading, which has previously been reserved for large investment firms!

How does the business model work?

At Indemo, you can invest in two types of products:

  1. Regular mortgage loans: Here, you finance real estate projects and are rewarded with around 10% interest per year. If you already have experience with platforms such as EstateGuru or Fintown, this offer should be very familiar to you.
  2. Discounted debt instruments (“DDIs”): DDIs are defaulted real estate loans. The borrower is no longer able to make their payments. Indemo acquires these receivables from banks at a huge discount and initiates foreclosure proceedings. As an investor, you receive an average of 25% interest, but Indemo promises “only” 15% in the long term.

Due to the extremely high interest rates and the exciting concept that is unique to Indemo, discounted debt securities are extremely popular. Mortgage loans, on the other hand, face strong competition in the P2P market and are therefore less attractive.

The properties in question are currently all located in Spain. However, other European countries may be added in the future. Indemo has extensive experience in debt recovery and foreclosure and is generally very familiar with the Spanish legal system.

The P2P provider combines several such loans into a package, known as ‘notes’. These offer additional diversification and greater security!

This is how the high profits are generated

Indemo’s business model is extremely lucrative and offers investors like you and me average returns of 25.3%. However, significant fluctuations are possible:

  • According to Indemo, individual investors have achieved interest rates of over 40% per annum with individual projects!
  • The company has set a realistic lower limit of 15%.
  • The real interest rate in the past was 25.3%. This figure may rise or fall in the future, depending on how the loan portfolio develops.

How do these huge differences come about? Several factors have a significant influence on interest rates:

  1. Purchase price: Indemo acquires the defaulted loans from the banks that originally issued them. In return, they receive a substantial discount, the amount of which determines our profits.
  2. Sale price: The properties are auctioned off and the proceeds distributed to investors. The higher the sale price, the more money we receive!
  3. Speed: Any legal disputes with the borrower and bureaucracy delay the foreclosure sale. The faster Indemo overcomes these problems, the faster investors receive their money and the higher the interest rates (calculated annually).

In my review, Indemo generally does an excellent job in all three areas: the company achieves very good purchase prices, handles projects quickly and sells the properties for very high sums.

The strong average interest rate of 25.3% proves this impressively! However, as all three aspects can vary from project to project, the interest rate also varies.

Do you have moral concerns?

Many potential investors are reluctant to get started with Indemo. The forced sale of real estate in the event of loan defaults sounds very negative at first: poor, insolvent people are being thrown out of their homes!

However, the reality is quite different:

  • Insolvent borrowers must leave their buildings one way or another. Ultimately, banks also arrange for foreclosure sales in order to recover their capital.
  • Sale in the event of insolvency is already stipulated in the credit agreement. The lenders have a right to get their money back. The borrowers, in turn, had already agreed to a possible foreclosure when they signed the contract.
  • The return of capital is essential for a functioning real estate market: banks can only finance new properties if they first recover defaulted loans!
  • The purchase of defaulted loans and foreclosure auctions is a multimillion-dollar business that was previously reserved for large financial institutions and investment firms. With Indemo, small investors also gain access to this lucrative field.

The sale of non-performing real estate loans is therefore a central component of our economic system, which must take place even without our investments. I therefore see no moral problem in profiting from this business!

Good to know:

According to Indemo, almost all of these properties are second homes! Not only are such properties easier to sell from a legal perspective, but you also don’t have to feel bad about it, because no one is losing their home!

Instead of private individuals in financial difficulties, it is mainly property speculators and large investors who are having their properties seized.

You will be taken directly to the registration page. If you already have experience with other P2P providers, Indemo’s registration page will probably seem a little cluttered. This is because several steps are completed at once here:

  • Residence
  • Email
  • First and last name
  • Password assignment
The Indemo registration form may seem a little overwhelming at first glance, but it asks for several important pieces of information at once.

Good to know:

The box for advertising via email, telephone, SMS and WhatsApp is automatically checked when you register. You can safely uncheck this box. Only the third box, General Terms and Conditions, Data Protection and Co., is required.

You will then receive a code via email and your account will be created!

The German translation is still incomplete in some places, which is not unusual for a young provider. However, it should be easy to understand even without knowledge of English!

2. Enter personal data

Next, you will be asked to provide personal information about yourself. Among other things, you will be asked:

  • Your address
  • Your telephone number
  • Economic activity (i.e. where your invested money ultimately comes from)
  • Whether you are a ‘politically exposed person’
Indemo needs to request further information, such as your address.

Finally, your identity will be verified. Indemo uses the service provider Veriff for this. Based on my review, you can verify your identity in just a few seconds with your ID document. This is fully automated and does not require contact with a service representative.

3. Deposit money and invest

Once registration is complete, you will be welcomed by Indemo’s clear dashboard. At the top right, you will find a blue button labelled ‘Deposit’. With just one click, you will receive all the important information and can then transfer any amount from your bank account.

Once the money has arrived, there are two types of products available for your investment:

  1. Mortgage loans: Traditional real estate loans with 10% interest.
  2. Discounted bonds: In my opinion, these are very attractive loans with an average interest rate of 25.3%.

You can invest in both products manually or use the auto-invest feature. The latter automatically invests your money for you based on your specifications.

My portfolio and reviews at Indemo

Let’s get the bad news out of the way first: you’ll need to invest a lot of time to be successful with Indemo! If you want to earn interest quickly, you’re probably better off with Monefit or Bondora.

It can easily take 18 to 24 months until the properties are sold and your money + profit has been repaid. The situation is similar for me:

  • I acquired my first Note over a year ago. This package includes eight loans, two of which have been repaid so far.
  • The return is:
    • 20% for an apartment in Palma
    • 31% for a townhouse in Penote
  • This result clearly shows how much returns can fluctuate in Indemo projects.
  • Of the six other loans on this note, I have not yet received either the invested capital or interest.
Two loans have already been repaid from my oldest lending portfolio (investment made over a year ago).

After a year of reviewing Indemo, my results are rather modest – there simply hasn’t been enough time!

  • So far, I have invested €2,500 in several instalments.
  • My profit after one year is only €29.
  • €327 in lending has already been repaid.
  • My average return on the repayments made is 27%!

All progress towards the sale of the property is clearly displayed. However, I still cannot really estimate how long it will take to repay the loan: at every step, the borrower can put obstacles in the way and cause delays.

The steps involved in selling your property are clearly displayed at all times.

Based on my review, Indemo is not for people who are in a hurry! However, in return for your patience, you will be rewarded with the highest interest rates currently available on the P2P market. In my opinion, these profits are well worth the wait!

Currently, only Ventus Energy offers comparable interest rates. Here, 24% is possible, but only with the help of various special offers and bonuses. You can find out more about this in my Ventus Energy review.

Is Indemo reputable? Here’s the lowdown on security

Of course, you don’t want to just hand your money over to any platform – reliability is essential when it comes to P2P lending! Indemo makes a very good impression in this regard:

  • Indemo is a licensed investment firm.
  • The company is supervised by the Latvian Central Bank.
  • The licence can also be viewed on the Central Bank’s website.
  • Among other things, it monitors how and where customer funds are held and used.
  • The licence also comes with a deposit guarantee for 90% of your capital, up to a maximum of €20,000.

Indemo is therefore definitely a reputable company. But the dangers are not limited to fraud, embezzlement and the like…

Financial situations and future prospects

Our capital is always exposed to a fundamental risk with P2P investments. If a platform goes bankrupt, our money is also at risk.

Indemo also faces this risk. As is common with young providers, the business figures do not look too promising:

  • The audited annual report for 2024 shows a loss of €682,000.
  • The loss from the previous year (2023) of €333,000 was therefore more than doubled.
  • A round of financing brought in an additional €556,000.

Such losses are typical for the difficult start-up phase of a P2P platform. I therefore see no cause for concern at this stage, but investors should keep an eye on long-term developments.

This is particularly important because capital invested in Indemo is tied up for a very long time. This means that you cannot easily withdraw your money if problems arise.

However, I consider the excellent future prospects to be significantly more important. Indemo has opened up an extremely lucrative field for private investors. With this concept, the chances for further success are very good.

Do I have to pay taxes with Indemo?

Since you earn money with Indemo – and not just a little! – you naturally have to pay taxes. The process is a little more complicated than with other platforms, but ultimately easy to manage.

The following applies to German citizens and residents of other EU countries:

  • Indemo retains 5% withholding tax from your profits.
  • You can claim this tax you have already paid on your tax return so that you are not taxed twice.

The following applies to citizens of Latvia and non-EU countries:

  • Indemo retains 25.5% of your profits as tax.
  • If your non-EU country has a double taxation agreement with Latvia, you can also offset these taxes against your personal tax return.

So there is no additional tax burden with Indemo. Only the request to reclaim the 5% already paid is a little annoying. However, since you have to declare your profits on your tax return anyway, the additional effort is very minimal.

Advantages and disadvantages of Indemo

As a young provider with a unique business model, Indemo has particular advantages and disadvantages. Based on my experience so far, I see the following problems:

  • Your money is tied up for a long time: Indemo is not for investors who want to access their money quickly. You have to factor in several months to years to really benefit from the high interest rates.
  • No regular cash flow: A major advantage of many P2P platforms is the regular payment of profits. With Bondora or Monefit, for example, this happens daily! With Indemo, on the other hand, you have to wait longer to receive your interest.
  • Missing features: Some features, such as a secondary market, are still missing. An auto-invest feature is available, but offers very few settings options – I have had much better reviews with other P2P platforms in this regard!

In my opinion, however, these problems are easily outweighed by the advantages:

  • Unique offer: Based on my reviews, Indemo is the only provider where you can invest in discounted bonds. This is an exciting and extremely lucrative area that was previously reserved for large investors!
  • Very high interest rates: This business area is associated with extremely high interest rates. The average rate is currently 25.3%, and higher rates are certainly possible in the future.
  • Regulated platform: It is a licensed, regulated investment firm supervised by the Latvian Central Bank. Indemo must follow strict rules, which in turn protects us as investors.
  • Easy to use: The platform is clearly laid out, without any frills, and easy to use. In my experience, everything works quickly and efficiently.
  • Free: More and more P2P platforms are introducing fees, for example for withdrawing money or selling on the secondary market. Indemo, on the other hand, is completely free, so none of your profits are deducted!

Are there any alternatives to Indemo?

You won’t find an offer like Indemo’s from any other service provider: based on my reviews, no other platform offers investments in debt securities.

However, competitor Ventus Energy is similar to Indemo in two important respects:

  • Ventus Energy is also active in an innovative business area, namely the purchase and operation of power plants, solar power systems and other aspects of energy supply.
  • Ventus Energy also offers extremely high interest rates of up to 24% and very attractive bonus promotions.

With its investments in the Baltic energy grid, Ventus Energy is primarily attracting very risk-tolerant investors. The risks are exacerbated by the very high minimum investment amounts: the minimum investment here is €1,000, which is one hundred times more than with Indemo!

Nevertheless, the offer is very tempting and particularly attractive for people with sufficient capital. With a combination of Indemo and Ventus Energy, you could add two unusual products to your portfolio and thus achieve better diversification!

Conclusion: Positive Indemo reviews and over 25% return on investment

Indemo is not only unique because of its extremely high interest rates: only here can you get access to unusual real estate loans. The young P2P platform acquires these bonds at low prices and then initiates the sale of the properties.

Once this process is complete, investors receive their money back plus a hefty profit: investors are currently earning an average of 25.3% with Indemo! In return, however, they often have to be patient: your capital may be tied up for several months or even years!

Therefore, the Latvian platform is not suitable for all types of investors. However, I consider it an exciting addition to a P2P portfolio, offering the potential for high returns and additional diversification.

As with all such products, there is of course a certain amount of risk involved. However, the platform also offers investors numerous security features:

  • Indemo is an investment company licensed by the Latvian Central Bank.
  • The company is closely monitored by the authorities to ensure that everything is done properly.
  • There is a deposit guarantee covering 90% of your capital, up to a maximum of €20,000.

In addition, the business model is considered to be quite secure: the purchase of defaulted real estate loans is a multi-million-dollar business that large investors have been successfully exploiting for decades.

With Indemo, investors like you and me now have access for the first time. I have been investing for over a year and have already made my first profits and had positive reviews. Although the long waiting time bothers me a little, I find the offer very attractive and will continue to invest here!

However, if you are in a hurry, Indemo is not for you. In this case, providers such as Monefit or Bondora might be more suitable for you!
